The only specialized industrial park in Vietnam

Phu My 3 Specialized Industrial Park (“PM3 SIP”), the only specialized industrial park in Vietnam was established in 2014 based on the cooperation agreement by the Vietnamese and Japanese Government. PM3 SIP has started its operation in 2017 and succeed to be chosen by more than 30 international companies from all over the world.

With the total area of 1,046 ha, Phu My 3 SIP is divided into three phases: Phase 1 and Phase 2 with 761 ha of industrial area and Phase 3 developed as a residential complex area with 90 ha, including houses for specialists, shopping center, hotel, and 18-hole golf course, etc. There is also Phu My Inland Container Depot (ICD) which has a scale of 38ha, the first ICD project in BR-VT province. Such an ICD is expected to become a distribution center, helping to optimize production costs and logistics costs for investors and contribute to the development of industrial value chain - seaport of Ba Ria – Vung Tau province.

Strategic Location

With a very strategic location, there’s only about 60km from PM3 SIP to Ho Chi Minh City centre, 28km to Long Thanh International Airport (expected to put into operation in 2025) and only 2km to Cai Mep - Thi Vai (CMTV) International Deep-sea Port. CMTV is the largest deep-sea port in Vietnam which is capable of receiving the largest international ships more than 200,000DWT and the only seaport in the South of Vietnam which has direct routes to Europe and the US.

Features of PM3 SIP

The most fundamental characteristics of PM3 SIP are four essential elements for the development of heavy industry such as chemical petrochemical projects and steel manufacture with favorable conditions of an international deep-sea port system; a stable electricity supply; an abundance of natural gas and mountain water. The province also accounts for approximately 70% of Vietnam’s production of electric furnace steel. Additionally, Long Son Refinery and Petrochemical Factory and Hyosung Chemical Factory. Their projects will provide petrochemical products, input materials to other factories such as olephine, polypropylene, polyethylene creating an upstream supply chain. Thus, PM3 SIP is in an ideal location for factories producing post-petrochemical products such as plastic production, chemicals, etc. As the result, there will be an increase in domestic input materials for factories in Viet nam.

In addition, Phu My 3 SIP has a cooperation agreement with the Vietnam Gas Corporation (PVGas), in using the technical infrastructure system of PVGas Thi Vai Terminal including wharfs, storage tanks for LNG/LPG/NG production, liquid cargo chemicals (materials and fuels in production), and the existing pipeline corridor connecting Phu My 3 Industrial Park and PVGas Thi Vai terminal with only 2km. Therefore, investors in PM3 can utilize those logistics services to optimize their production activities.

PM3 SIP is a model industrial park in “Economic Development Initiative based on the potential and advantages of BRVT-Provincial Based Economic Growth"- a program proposed by the Japan International Cooperation Agency (JICA) and approved by the BRVT Provincial Government in 2019.

Thanks to the natural gas from the local area -Vung Tau coast, the electricity in PM3 SIP is 100% made of natural gas. We also encourage our tenants to install renewable energy power sources. Our wastewater treatment plant meets the strictest national standard Class A. Our infrastructure systems with international standards contribute to efficient energy use and the smallest impact on the environment.

Advantages of PM3 SIP

The land lease term of PM3 SIP is 70 years (from 2007 to 2077).
Land use fee paid to the Government has been exempted for 20 years from 2018.
Corporate Income Tax Incentive is 17% for 10 years, tax exemption for the first 2 years, 50% Tax reduction for the next 4 years.
International standard’s infrastructure system and diversified utilities including; complete internal road system, centralized wastewater treatment plant meeting A standard, stable electricity supply. e. Additionally, PM3 SIP’s water supply system has a capacity of 100,000m3/day. Natural gas, industrial gas and telecommunications network are also provided to the fence of customers’ factories by underground pipelines.
Phu My ICD is invested and constructed by PM3 SIP, with the goal of providing a full range of logistics services, helping to optimize production costs and reduce logistics costs for customers.
The existing Condensate/LPG/LNG pipeline corridor connecting to PVGas' LNG/liquid chemical storage system is only 2km via pipelines.
PM3 SIP’s professional one-stop service supports investors in all phases during investment preparation, construction, and operation period. Our engineers can support customers 24/7 in the case of emergency.
PM3 SIP will construct workers' houses that can meet the long-term living and working demands of about 10,000 workers in.
